How fast is the turnaround?
Quick Comp Reports are usually back within 24 hours. Full Deal Reports take 24–48 hours depending on county data and volume. Pricing Engine Setups run 3–5 days. If you have a hard deadline, flag it when you order and we'll tell you upfront if we can hit it.
What data do you need from me?
Just the basics: APN (parcel number), county and state, acreage, and a listing or GIS link if you have one. That's enough for us to pull comps and run diligence. The more context you share, the sharper the report.
Is this an appraisal?
No. Our reports are informational analysis only — they are not an appraisal, and not legal or title opinions. They're built to help you make a faster, better-informed buying decision. For a certified valuation or legal/title work, use a licensed appraiser or attorney.
What's your refund / satisfaction policy?
If a report misses the mark on something we should have caught, tell us — we'll revise it or refund it. We'd rather fix a report than keep a payment for work that didn't help you decide.
Do you cover my state or county?
Yes — we work nationwide on US vacant land. Data depth varies by county, and if a market is genuinely thin on comps we'll tell you that plainly in the report rather than guessing.
